We’re going to keep this short and sweet because, let’s be honest, no-one really wants to read a page long spiel about how great we think we are. Here’s what you need to know:
 

  • We are 100% family owned and we pride ourselves on keeping our service personal and hands-on as if you were our family too. Don’t worry, we promise not to be that weird uncle that breaks out the magic tricks at every family gathering.
     

  • We too are players in the great game that is property management. We know that sometimes it can feel like scoring a try and other times it feels more like getting tackled. Either way we’ll be there to support and advise you, we promise!

Having owned property investments ourselves, we understand the importance of finding the right tenant that fits well with you and your home and we take pride in making sure that is always the case.

 

Our aim is to make the process hassle-free and cost effective, saving you time and money so you can kick back with a cold one and know everything is taken care of.

Management Clients

Our fee covers the following:

 

FREE: Advertising on Trade Me, Rental Appraisals, Tenant Screening & Inspections

INSPECTIONS

We undertake thorough inspections, before, every 3 or 6 months and after the tenancy ends.

A photo diary is generated upon inspection and kept on file as a permanent visual reference.

 

APPRAISALS AND FINDING TENANTS

A formal rental appraisal is prepared based on market prices and site inspection.

TradeMe advertising is to get the best results.    

 

SCREENING TENANTS

Rigorous screening of potential candidates is undertaken, once we are satisfied, we present

you with a shortlist of suitable applicants.   
 

BOND LODGEMENT

We collect and lodge bonds with MBIE.

 

COLLECTION OF RENT AND WATER BILLS

We collect the rent weekly and pay you fortnightly.

Water bills received will be split accordingly and paid to the service provider.

 

FINANCIAL STATEMENTS
We charge a management fee of 7.5% excl.GST.
Costs attributed to the management of your rental property, may be tax deductible to you.

Equivalent of 1 weeks rent plus GST.

CREDIT CHECKS

Reputable New Zealand and International providers are used to get accurate reports.

   
DISPUTE RESOLUTION
If a dispute arises we can act on your behalf, with the support of Tenancy Practice Services.

DRUG CONTAMINATION TESTS (Meth Testing)
We highly recommend you get the property tested by professionals.

WEATHER TIGHTNESS TEST
When purchasing a property it is advisable to carry out a Weather Tightness test before signing on the dotted line.
